Okay we've all heard it before: Location, Location, Location! So let's just get that out of the way. I wanted to write an article about what other location factors go into the pricing premiums buyers are willing to pay for their homes. So here is what I have come up with my years of experience working with home buyers. Pay attention because these things will be huge factors when you're selling your home.

Unobstructed views & Light :

A home built that backs onto green space is probably one of the most sought after requests we here from buyers. Who doesn't like to have a natural view?  Natural light improves your feeling inside the home & guess what, more importantly The resale value! Does your home back onto a park, a river or another outdoor space? Is this view protected?  Understanding what is being built around you is so important and we cannot stress this enough. Ask to see future development plans.

Great Neighbourhoods: Central Edmonton 

Buy in the best neighbourhoods with the best reputation around. That's simple right! Seriously tho, do your homework on what are the top 10 neighbourhoods in Edmonton and I have a funny feeling you will see a pattern which ones make the list year after year. People want to live there. Bottom Line.

 LRT / Transit 

Recent research conducted in five major regions in the US demonstrated exceptional findings: properties located within the vicinity serviced by fixed guide way transit (Light Rapid Transit (LRT) such as Vancouver’s Sky Train or heavy and commuter rail, such as the WestCoast Express) outperformed the region as a whole by 41.6%. (source EREB)

Now this one has to be done correctly. Not every home buyer will pay a premium for LRT access but a lot will. So take this into consideration when buying a property. Can I walk to a train station?  Is there a bus stop in front of my home?  Which by the way seems to be something people do not like. Who would of thought noisy buses stopping in front of your house could be so annoying.

I hope these 3 quick tips on premium locations has given you a bit to think about if your currently looking at homes. There is a ton of other negative things like power lines, main roads, access routes & more. We will touch on the negative locations in another blog article.
