Will an Open House Help Sell your Home in Edmonton?

You’ve probably seen signs around the area for Open Houses. You may have even attended a few. These are open invitations for potential buyers to drop by on a certain day and time, to check out the property and get more information. When you’re listing your home for sale, you might wonder whether you’ll need to have an Open House.

To answer that question, you’ll need to consider the pros and cons. Planning and hosting an open house isn’t as easy as it may seem. There’s a lot of preparation involved. In addition, you’ll likely spend hours making your property look its best and you’ll need to be away from your home for a good part of that day. That being said, an Open House has many advantages. • It helps showcase features of your property that may not come across well in advertisements and listing descriptions. • It attracts potential buyers who, for any number of reasons, might not otherwise call to view the home. • It generates a buzz and publicity about your listing.

Here are a few things to consider when planning an open house with your Realtor:

Time : The best time to do open houses are the weekends. We've found 1:00 pm - 3:00 pm works the best

Length: WE love to only host for 2 hour windows because that is plenty of time to get people through your home and you still get your home back without being out for too long. 

Agents Hosting: Our team always works in multiples to maximize the open house and give potential buyers the best experience possible. If it is really really busy, one person cannot tour multiple groups of home buyers at the same time. 

The Follow Up: We always just ask a specific list of questions to the potential buyers when they're finished touring the home. That way the sellers get very detailed feedback from real time showings. We ask them to fill out a survey that is customized for the home and this way we can focus our marketing plan accordingly. All these small details make the difference between the professionals who can sell homes for the most money and the "average agent" who just cannot extract an offer. 


However, an Open House might not be necessary if there is high demand for properties like yours and you’re likely to get multiple offers.
